The acquisition of commercial real estate requires intensive due diligence to uncover key information that may not be readily apparent or available in evaluating the value of a property or portfolio. These details can significantly lower the profitability and value of the project. Efficient due diligence requires thorough inspection of the fundamentals of the deal necessary to reduce financial uncertainties and risk. This course will provide an understanding of the important aspects of due diligence including environmental, physical, financial and legal considerations, characteristics of a building, etc. Students will learn about the “nitty-gritty” issues that may be overlooked or have never been performed.
This course will cover the following:
• Defining Due Diligence• Researching Mortgages• Researching the Owner’s Title• Researching a Municipal Building• Factors of Physical Asset• Evaluation of Liabilities• Environmental Issues
