Development Manager – Science & Tech will report initially to the both the Senior Vice President of Development / Co-Lead of Science & Technology Vertical and Vice President of Development – Industrial Vertical. 

The Science & Technology Vertical is a vertically integrated business unit that is responsible for the firm’s investments in Lab/Life-Sciences, Office, Advanced Manufacturing, and Data Centers.  Similarly, the Industrial Vertical is a vertically integrated business unit that is responsible for the firm’s investments in Industrial and SelfStorage centers. The Development Manager will serve as an integral part of these respective vertical’s investment and development platform, supporting underwriting, due diligence, and project execution. They will gain significant exposure to ground-up development, redevelopment/repositioning projects, value-add renovations, and capital and tenant improvement projects throughout the firm’s portfolio, and will work closely with their supervisors, Senior Vice President of Construction, Chief Development Officer, and fellow Development, Investments, Asset Management, and Property Management staff. 

Position Responsibilities:

  • Manage and/or support all aspects of the development process from feasibility analysis to final completion including: Site acquisition/diligence; planning and entitlements; design and engineering; financing; construction management; and marketing and leasing.
  • Coordinate internal and external project team including design consultants, construction, legal, leasing, marketing, property management, and asset management. 
  • Assemble contracts and track compliance with lenders, joint-venture partners, and external vendors, such as legal counsel; architects and engineers; consultants; and general contractors.  Participate in negotiations with lenders and JV partners and negotiate select architect and engineer contracts
  • Review permitting documents, design documents, and construction plans, and coordinate with internal and external stakeholders to provide technical feedback/assistance.
  • Attend project meetings and public hearings and support senior staff with follow-up work.
  • Prepare, maintain, and update pro-formas, financial models, sensitivity analyses, budget projections, critical path schedules, and other relevant project reporting tools.
  • Communicate and consult with cross department team members in a regular and timely fashion on project progress, budget, and key issues.
  • Represent the Company in the community with respect to business development and other matters. 

Qualifications: 

  • Strong interest in real estate development.
  • Bachelor’s degree in finance, engineering, architecture, construction management or similar relevant degree required. MBA or Master’s Degree in Real Estate strongly preferred.
  • Minimum of 2-4 years’ experience in real estate development or related activities required.
  • High level of proficiency in Microsoft Excel, Word, PowerPoint required. Experience with Procore, Yardi, PowerBI, and Argus preferred.
  • Experience with budgeting, financial analysis, underwriting, asset and portfolio valuation, discounted cash flows, and analysis of financial statements are preferred. Experience specific to commercial properties is of benefit.
  • Experience analyzing development and value-add transactions including understanding of debt and JV equity/partnership structures.
  • Experience with development of commercial real estate, including entitlements, design management, construction oversight, marketing and leasing. Specific experience with Lab/Life Sciences, Office, and/or Advanced Manufacturing preferred.
  • Excellent organization, project management, and communication skills. 
  • Effective verbal, written, and presentation skills. Ability to present work in a concise, complete, and easily digestible manner to both internal and external audiences. 
  • Results-oriented with strong attention to detail and ability to produce quality and timely work in a consistent manner.
  • Entrepreneurial self-starter with ability to manage others, as well as execute individually and as part of a team. 
  • Ability to organize, prioritize and complete multiple tasks with minimal guidance in a fast-paced environment.
